Next Apartments
347 W Chestnut St., River North, Chicago
In 2013, we pushed the River North high-rise boundaries from Chicago Avenue two blocks north to Chestnut Street. 347 W. Chestnut – ultimately NEXT Apartments – had been adjacent to low- and moderate-income housing, which was demolished in the 1990s and since remained under-developed. NEXT enlivened the area by bringing in both residences and retail, including a boutique food market, nail salon, hair salon and fast-casual eatery.
Opening ahead of schedule allowed us to use excess contingencies for further in-unit upgrades including Nest thermostats, upgraded kitchen appliances, track lighting, and robust closet organizers. NEXT was the first apartment building in Chicago to engage residents with the addition of a “house dog” Daisy, a newfoundland.
The building served as a catalyst for the area’s other commercial and residential projects, including Belgravia’s condo projects and the 20-story, 202-unit luxury apartment tower Niche 905, one block north. NEXT was the first to market and the first to offer double bathroom sinks in one-bedroom units It remains one of the most well-amenitized and thoughtfully-appointed luxury buildings in the area.
