The Next on Lex development was the last major development parcel within the Glendale Downtown Specific Plan, which allowed us an expedited five-month entitlement process. To win the bid from previous owner, CitiBank, we developed a phased construction plan that allowed the existing bank branch and drive-thru to remain open during the initial phases of construction, which included a new bank facility. The project was developed in four phases, linking each building to the most robust amenities, pools and gyms in Glendale.
Because the development was limited to six stories, we opted to create spacious loft-style units on the top floor that have become some of the area’s most in-demand apartments. Another feature that sets Next on Lex apart is a public paseo that winds between the apartment buildings—allowing residents and tenants in nearby office buildings to enjoy a tranquil setting in the heart of downtown Glendale.
